Experience with land zoning

Some people may want to buy your country home because they are interested in the land it sits on more than they are the house. This is fine, but your real estate agent needs to have a great knowledge on what is zoned residential and what is zoned country or agricultural so they can explain to potential buyers what they can use the land for. A buyer who wants to turn land into profitable property, such as a farm or commercial business, needs to know what their allowances are.

Knowledge of nearby towns

Living out in the country has its perks and these need to be promoted right away to potential home buyers so they don't feel like they are so remote if they buy your home. Your realtor should know the populations of nearby towns and how far they are away. They should also know about all the county roads and how to access them so buyers know that they have private land but are not entirely secluded. Choose a realtor who knows how to showcase a countryside home properly to buyers.

Quick and aggressive turnaround

Since your country home can take a long time to sell to the right owner, you need to make sure you choose a real estate agent who can work aggressively to follow any potential leads for a sale. If a buyer hints that they are interested, your agent should be able to quickly draft up a list of pros of buying your property versus other similar homes in the area. The more quickly your agent can work in your favor, the sooner you can get your home sold, which can allow you to move on to your next home purchase without any bumps in the road.
