Take an HD photo of your home on a sunny day and then have it printed on t-shirts along with a phone number and the words "for sale" or "buy me" on it somewhere.

Landscaping with new trees can increase your property value by up to 20 percent, which creates more value for potential buyers and allows you to adjust your asking price accordingly. Planting some new trees in the yard will also improve curb appeal which should impress lookers when they pull up for a tour of the house.
Deciduous trees are a great option because they offer weather protection throughout the year, as they are full of leaves in the summer for natural shade protection and lose their leaves in the winter so the sun can heat things up. Your new trees will help keep energy costs down for the new owners too, which is something you can advertise.
